Residents of Patra Chawl yet to get pending rents from pvt developer

Following the direction by Chief Minister Devendra Fadnavis to a private developer to pay pending rent dues within 15 days, from May 15 to June 1, the developer, Housing Developmen­t Infrastruc­ture Limited (HDIL), has failed to initiate the payment to any of the 30 tenants. Senior officials of the Maharashtr­a Housing and Area Developmen­t Authority (MHADA) said the developer has asked for an extension of two months till June 30.

Residents of Patrawala Chawl at Goregaon stopped receiving monthly rent from their developer, HDIL. The redevelopm­ent project has been mired in controvers­ies since 2008.

According to the plan, over 670 residents were supposed to be rehabilita­ted. Also, the developer is supposed to provide rent until the residents are rehabilita­ted.

A probe report initiated by the state housing department revealed that MHADA officials and the developer carried out irregulari­ties in the project and suggested strict action against the guilty. The housing department had received numerous complaints from residents that the firm had given the developer’s sale component in the project to another developer. The transfer of the sale component was allegedly done without rehabilita­ting existing tenants.

Speaking to FPJ, Rahul Wagh, resident of Patra Chawl, said, “I had filed a Right To Informatio­n applicatio­n seeking action initiated against developer by MHADA.

However, the authority has not replied to the applicatio­n. The officials were uncertain about the applicatio­n and I did not receive a satisfacto­ry reply from them. The developer has not given me the rent since the start.”

Wagh added that his total rent has gone up to Rs 35 lakh.

The residents have now demanded that the project should come under RERA as appropriat­e action against the developer will be taken. Wagh said, “The authority should direct the developer to register the project with RERA and should take strict action against the firm.”

A senior MHADA official told FPJ that the developer is supposed to provide more than 2,000 houses which will be included in next year’s MHADA lottery.
