MHADA directed to submit BDD chawl development report
In order to start the redevelopment of Sewri Bombay Development Directorate (BDD) chawls, Housing Minister for State, Ravindra Waikar has directed officials of the Maharashtra Housing and Area Development Authority (MHADA) to submit a feasibility report on the project immediately.
A private agency has been roped in to prepare the feasibility report which will be submitted to the central government directly.
The plot is spread across 99 acres and is situated at the Mumbai Port Trust land. Waikar had held a meeting with MHADA officials to discuss the redevelopment project and the pending work that should be cleared soon. He also pointed out that the tenements of Sewri BDD Chawl, around 900, will get a minimum area of 500 square feet in the redeveloped structure.
The architects of the projects are directed to study the Development Plan of 1991 and 2014. According to the DP, the architects will make different plans for sale, rehab and slum structures.
The redevelopment project will be carried under the cluster redevelopment scheme wherein each cluster will have four chawls.
Every occupant is entitled to get a minimum 500 square feet area which is inclusive of fungible FSI. The BDD chawls were build in the 1920s by the British to create low-cost housing in Mumbai. There are 207 BDD chawls in south Mumbai spread over 32 acres in Worli (55 acres), NM Joshi Marg (14 acres), Sewri (6 acres) and Naigaon (16 acres).
The MHADA will be executing the entire project. Along with the redevelopment work, the biometric survey will be done by the Mhada officials instead of the deputy collector since the agency has known the layout and societies of the chawls for a long time.
The redevelopment project is expected to generate a massive housing stock which will be used for affordable housing. Nearly 16,000 houses will be generated from the project.
