Site of proposed Lough Erne holiday village on sale for cut-price £335k
A “ONCE in a lifetime” 20-acre site in Co Fermanagh with planning permission for a holiday village is back on the market for £335,000 — down nearly 11% on its previous price tag.
Derryad Country Park on the outskirts of Lisnaskea is set on the shores of Upper Lough Erne.
Full planning permission has already been granted for up to 30 lakeside cottages, ranging in size from two to four bedrooms.
According to the initial plans, a proposed future 20-bedroom country house hotel would be the focus of the Derryad Country Park and Holiday Village.
There is a suitable site to accommodate such a new three to four-star boutique hotel, subject to obtaining future planning permission.
But just one of the proposed 30 cottages has been developed to hold the planning permission.
The site is being marketed by Watters Property Sales. And estate agent Stephen Watters said that the property is a “once in lifetime opportunity” for the right buyer.
“This is a massive development opportunity to invest in a superb country park sitting on the shores of Lough Erne, with 20 acres of land and planning permission for a holiday village,” he added.
“This development has generated huge interest from both local and UK tourism investors and is very competitively priced at £335,000.

The development site was listed for £375,000 in May last year, meaning the asking price has dropped by £40,000 in 14 months.
A nearby six-acre island with no planning has also been listed for £90,000.
Coney Island is described as a “wooded island with many mature oaks, scotch pine and beech trees along the North West elevated shoreline, within which a well-screened general purpose wooden cabin is located”.
The island also features a sheltered bay on the south-east shore with a private wooden jetty which can provide “safe harbour for both a smaller sailing craft and also a sheltered berth for a motor cruiser of up to 40 foot in length”.
During the summer months with lower water levels the adjoining larger 100-acre island of Dernish can be reached via a boundary gate, leading along a stone causeway.
