THE EV­I­DENCE that the mar­ket has turned in our area is hit­ting us in the face ev­ery day. Where are the buy­ers com­ing from? We have al­ways had the first time buyer, look­ing for their own home, to put down their roots. How­ever re­cently, that very elu­sive char­ac­ter, the in­vestor, has re-ap­peared. Not a fig­ure with horns, more some­body like your neigh­bour who has sav­ings, and feels that buy­ing a 3 bed in a mod­ern de­vel­op­ment at the right price, will give a good re­turn on their lump sum. They gen­er­ally get a good rental in­come, and now that the bot­tom is a thing of the past, a lit­tle cap­i­tal ap­pre­ci­a­tion. It has been very tricky to trade up over the past seven years, mort­gages be­came in­creas­ingly dif­fi­cult, and hav­ing the con­fi­dence to make the move took a lot of courage, such was the neg­a­tiv­ity. Again, this sec­tor of the mar­ket is more ac­tive, young fam­i­lies squeezed into a home which is just too small for the grow­ing fam­ily, are now look­ing pos­i­tively at their op­tions, and mak­ing the move.
