THE EVIDENCE that the market has turned in our area is hitting us in the face every day. However, that tide has turned, and we well and truly bottomed out in 2013. Mortgages are more available, it is generally cheaper to buy than to rent, confidence is back, interest rates are low, all these factors affect the market.

Where are the buyers coming from? We have always had the first time buyer, looking for their own home, to put down their roots. However recently, that very elusive character, the investor, has re-appeared. Not a figure with horns, more somebody like your neighbour who has savings, and feels that buying a 3 bed in a modern developmen­t at the right price, will give a good return on their lump sum. They generally get a good rental income, and now that the bottom is a thing of the past, a little capital appreciati­on. It has been very tricky to trade up over the past seven years, mortgages became increasing­ly difficult, and having the confidence to make the move took a lot of courage, such was the negativity. Again, this sector of the market is more active, young families squeezed into a home which is just too small for the growing family, are now looking positively at their options, and making the move.
