Florentine could open next autumn

-

THE Florentine Centre could be open by autumn 2019, it emerged last week at a meeting of Bray Municipal District.

District Manager Des O’Brien said that developers have indicated this time frame is possible if work starts by May 2018.

The council is proposing to ultimately sell the site to Paddy McKillen Jr and his partner, Matt Ryan.

A lengthy bidding process to select a contractor for the site included evidence on ability to get finance, to secure tenants and to manage the centre afterwards.

A shortlist was then prepared and the competitive dialogue stage began, which included establishing the terms of the contract.

Points were allocated to potential contractors based on a number of factors, including cost, how fast they will complete the project, finish, drainage, plans for prospective tenants and marketing and management of the site.

The development will include retail units and a cinema. CLLR JOE BEHAN has asked that the council install yield signs at the junction of the Wurzburg Road with the roads leading to the Southern Cross Business Park, Ballywaltrim Business Park, Schools Road and Boghall Road.

In a notice of motion before the district council last Tuesday evening, Cllr Behan asked that the council construct two metal speed ramps on the approach to the junction from the Boghall Road and that they construct a small ‘doughnut’ type roundabout at the junction – all to improve pedestrian traffic and safety.

District Administrator David Forde said that there are already ‘stop’ line markings at the junction of Southern Cross Business Park and the Wurzburg Road and at the junctions of Wurzburg Road with Schools Road and Boghall Road.

There is a yield line on the cul-de-sac from the Ballywaltrim Business Park direction.

A stop sign was erected at the exit from Southern Cross Business Centre in 2017, he said.

Line markings will be renewed as required at these junctions at the earliest opportunity.

Signs are not generally provided at T-junctions with adequate visibility.

However at the Southern Cross Business Park, the adequacy of signace will be checked and replaced if needed.

The proposal for the mini-roundabout was assessed. Land acquisition is required at the rear of Boghall Cottages to provide required sightlines to construct.
