Over 800 new residential addresses in the past year
EIGHT-HUNDRED-ANDEIGHT new residential addresses have been added to the GeoDirectory database over the past 12 months.
The latest figures from the GeoView Residential Buildings Report reveal that the average price of a house in Wicklow is €354,113, making the Garden County one of only three counties (along with Dublin and Kildare) with recorded property prices above the national average of €273,206. Greystones has the highest average asking prices in the county at €431,911.
However, Wicklow’s residential vacancy rate stands at 2.5 per cent, well below the national average of 4.8 per cent. In comparison, Leitrim registered the highest residential vacancy rate in the country at 15.9 per cent.
In total, 492 buildings were classified as being ‘under construction’ in Wicklow in June 2018. This represents a 5.3 per cent share of all construction activity taking place in the state, putting the county in fifth nationwide for the most amount of construction occurring.
The report shows there are 180,741 apartments in Ireland, which equates to 9.1 per cent of the total residential stock. When Dublin is excluded, this figure falls to 4.6 per cent. In Wicklow, it stands at 4.5 per cent.
In the 12 months leading up to April of this year, 1,556 residential properties were purchased in Wicklow, 25.1 per cent of which were new properties. During that same period, 915 residential commencements took place in the county, the fifth highest in the country.
The national average ratio of dwellings per 1,000 of the population was 417 in June 2018, but only 382 in Wicklow.
The Garden County also had the fifth highest turnover of housing stock at 2.86 per cent. The national average is 2.6 per cent.
