Dolores Power reports huge interest across all sectors of the property market
DOLORES Power reports that 2016 has been the best year in sales and activity since the market crash of 2008. Renewed interest in property is palpable – we have received a huge amount of enquiries and achieved successful sales across all sectors of the market, but most particularly in the Town House section.
In fact, some houses have sold even before going on our website, such is the level of enquiries and lists of purchasers showing interest not only in properties for investment, but also from First Time Buyers. Prices have risen, but are still very realistic and there is great value for money to be had still. Buyers are predominantly ‘cash’ purchasers, but young people are now very savvy and will have provisional mortgage approval ready to go so they have all the ground work done before seeking a new home.
Unfortunately, while the Government has attempted to deal with the problems facing the Housing Crisis by way of offering up to €20,000 cash back by way of tax incentives to first time buyers, this incentive is only available for new houses. Since there has been little or no building of new houses in the past 5/7 years, particularly in Urban areas where the greatest requirement is, this incentive is of very little use to people living in small provincial Towns. Dolores strongly feels that the offer should have applied to all houses being purchased by First Time Buyers – both new and second hand. While it is appreciated that this inititiave is an attempt to get the construction of new properties underway again, the costs of developing are still so high that the profit margins are just not there for builders at the present time. Until such time as the supply of houses increases, then unfortunately prices will continue to rise because of strong demand, so the Government really does need to address the issues as it currently the lack of supply is causing huge stresses in the market place not only in terms of purchasers, but very much so in terms of letting availability.
On the bright side, there are very good quality houses available at much lower prices that one might expect – for example, Dolores Power has just recently listed a beautiful 4-Bedroom detached bungalow at Glenbrook on the Newtown Road, Wexford. Situated just beside Wexford General Hospital, this is truly a fabulous property.
