Landmark Templeshannon building is up for auction
SITE TO GO FOR AUCTION WITH GUIDE PRICE OF €280,000
THE Templeshannon area is potentially set for another major boost in the coming weeks as the old Carraig Túr Nursing Home on Shannon Hill goes under the hammer. The former nursing home will be sold along with an adjoining part-constructed 21 bedroom apartment complex and will carry a guide price of €280,000.
The totality of the site stretches to 1.4 acres between the Shannon and Springvalley and planning permission is in place for the erection of a three storey block of 21 apartments, however, the construction is currently only at foundation level.
The 30 bedroom nursing home has been lying idle since 2010 when the owners ran into financial difficulty and were forced to close the operation down with the loss of some 50 jobs. Thomas O’Dowd, who is managing the auction of the premises for BidX1, says that he is confident there will be significant interest in the property. Speaking yesterday (Monday) he said: ‘Well we’ve had one or two people expressing significant interest already and it only went up on Thursday. I think that there will be a lot of interest in it.’
One of the difficulties perhaps facing any potential new owners is that the building is a protected structure and would require some work, having been vacant for eight years. However, Mr O’Dowd believes that the building carries wonderful potential for anyone wishing to use it for its initial purpose of a nursing home.
‘Potentially, it would probably suit someone looking to keep it as a nursing home,’ he said. ‘ The main reason for this is that it’s a protected structure. Also the demands for nursing homes currently seems to be on the rise and there are certain grants available from the government for this type of thing. However, there are other uses for it. It could be turned into apartments or something like that, although this could take a bit of work.’
The complete site will go under the hammer on April 18 and potential investors are encouraged to register their interest in advance at www.bidx1.com.
With the regeneration of Templeshannon high on the agenda for Wexford County Council, it is hoped that the premises will provide an ideal investment opportunity for some developer and will further breathe new life into the area.
