Reflecting on the land and property market for 2018 Anne Carton of P. N. O’Gorman Auctioneers, New Ross comments “it was soft but steady” and holds a similar view for the coming year. The overall volume of transactions increased marginally on 2017 but what was very noticeable was the increase in sales of residential properties over €200,000 this she attributes to people opting for “homes for life” rather than starting with a smaller starter home and then trading up. This has been encouraged by greater lending by financial institutions and people realising value in larger standalone homes, you would be hard pressed to design and build a 1,800sq ft detached house for less than 200,000 and this excludes the cost of site and services she adds.
Land sales handled by Anne in 2018 realised an average of €12,000 per acre in Wexford and slightly higher in South Co. Kilkenny at €15,000 per acre. Her firms first land sale of 2019 is a compact non-residential holding of 12.8 acre situated at Curraghmore, Saltmills which comes under the hammer on February 27th with a guide price of €11,000
The overall market fundamentals are strong but there is a change in approach from buyers (both owner occupiers and investors), owner occupiers are being more discerning, focusing on location and amenities. Investors are active but mainly under the €100,000 price bracket and driven by the strong rental returns.
