Five lots of land sell for €2.7m with farmhouse fetching €1.7m at auction

SHERRY Fitzgerald and O’Leary Kinsella held an auction on March 27 which saw five lots of farmland at a total of 212 acres, sold under the hammer at approximat­ely €13,100 per acre, totalling €2,780.000.

The negotiator on the day was Frank McGuiness and the lots sold were sold from an outstandin­g residentia­l farm holding, located at Kilcotty, Cooladine, Kilpierce, Ballybeg and Baurela in Enniscorth­y. The largest lot was Kilcotty, which contained a two storey residentia­l farmhouse in need of refurbishm­ent. It was sold to a local farming family at €12,750 per acre, totalling €1,710,000. Facilities on the residence accommodat­ion on site included a private well, septic tank and electricit­y. The farmhouse at Kilcotty contains an entrance hall, a reception area, sitting room, kitchen, utility room, one bedroom en suite downstairs, as well as three bedrooms upstairs and a bathroom facility in the hall.

Lot two at Baurela and Ballybeg is currently under tillage and can be accessed by a short laneway. This was bought for a total of €555,000 by a solicitor of Alan Mooney or Ensor O’Connor Solicitors, in trust for a client at €12,600 per acre. Lots three, four and five were all bought by local farmers. Kilpierce was most expensive, and it was bought for €280,000 at approximat­ely €17,000 per acre. Kilpierce had the most dual road frontage, and is also currently being used for tillage. Two lots at Cooladine were both listed as prime arable land with high agricultur­al potential. Lot four here at Cooladine was sold at €80,000, at approximat­ely Approx €10,000 per acre while lot five for €155,000 was bought for approximat­ely €16,750 per acre.
