THE CSO HAS A NEW RESIDENTIA­L PROPERTY PRICE INDEX WHICH INCLUDES CASH PURCHASES FOR THE FIRST TIME. EXTRACTS THE WEXFORD FIGURES

AVERAGE house sale prices in all areas of County Wexford recorded increases last year, according to the latest CSO Household Price Survey.

And there has been an average across the board rise of €30,000 on July 2016 sales compared to those in the same period last year. The year-on-year increases show the biggest rises the prices of all types of dwellings in Wexford town with average sale prices rising from €125,259 in 2014 to €141,362 in 2015, an increase of 12 per cent.

In Gorey, sale prices rose from €142,376 to €151,253, a seven per cent rise; in Ennisocort­h average sale prices went up from €112,823 to €126,445, an increase of six per cent, while New Ross prices rose the least, from €106,182 to €111,176, up almost five per cent.

The rise in prices in County Wexford compared to Kinsale at 40 per cent, the biggest rise in the state recorded during the 2014-2015 period. Dunboyne in Co Meath recorded the second highest price rise, going up by 33.3 per cent in the year to €355,000, a rise of almost €89,000.

The biggest price fall was found by the CSO to be in Cahir, Co Tipperary. Prices fell by €20,000 in the year to €105,000, a drop of 16 per cent.

The most expensive local authority area to buy a house is the Dún Laoghaire-Rathdown area of Co Dublin, where in 2015 buyers paid an average of €568,980. The least expensive county to buy a house in 2015 was Co Longford, where the average price paid was just €79,660.

The most expensive houses are in Dublin 6, which includes Dartry and Rathgar, with an average price of €694,000 this year.

Residentia­l property prices are now 35pc lower than at their highest level, which was achieved in April 2007, according to the CSO index which is based on stamp duty returns and for the first time includes first time buyers.

Overall in the South East, prices rose by 12.8 per cent during 2015, compared to an increase of 8.7 per cent in 2014, with no figure quoted for 2010 and a fall of 20.9 per cent in 2011, a fall of 17.2 per cent in 2012, and a 5.8 per cent fall in 2013.

The CSO differenti­ates between stamp duty executions and filings as there is often a delay between a purchase of a given property being made (execution date) and the stamp duty return for the same property being sent to Revenue (filing date).
