Competitive rates for office space at business campus
With work nearing completion on the first building in the new Gorey M11 business campus at Knockmullen, Gorey, the office space has been advertised for lease.
Agents Lisney are offering around 3,000 sq.ft. of office space with an asking rent in the order of €188 per sq.m. or €17.50 per sq.ft. In comparison, city centre office space in Dublin can go for €650 per sq.m., and some office space in the suburbs can have a rent of €250 per sq.m.
The M11 Business Campus Gorey is being built by Redmond Construction who are in the finishing stages of the first of three planned detached 35,000 sq.ft. modern office units.
The development is being marketed as being within 30 minutes of the M50, and 70 minutes of Dublin Airport and Port.

With integrated efibre and next generation network capabilities, the building includes four stories of detached modern facility of approximately 3,000 sq.m., with the main ground floor reception area and lifts serving all floors. The space can be divided into offerings of between 500 sq.m. and 2,000 sq.m.
The building’s main tenant will be Wexford County Council which intends to provide ‘a modern, state of the art micro-business environment.’ At 5,000 sq.ft., The Hatch Lab will offer business supports and services in an open plan co-working space - similar to other tech hubs around Ireland. Clients will include start-ups and micro-enterprises, those commuting or working from the Gorey area, and businesses considering relocation to Gorey. The agent says that an excellent opportunity exists to reverse commute or locate staff in the Wexford and Wicklow areas.
