We currently have a growing list of people looking for 3 and 4 bed homes both inside and outside of town. There is a huge demand from cash buyers for doer uppers such as terraced houses around the town which need refurbishment. Tips for a quicker sale

There are a couple of key factors which help achieve a quicker property sale.

1. Pricing: Correct pricing at the time of going to the market is so important as overpricing slows the process resulting in price reductions later and possible relisting of the property. However correct pricing results in more enquiries, more viewings, more offers and a quicker and better result that is sometimes over the asking price.

2. Home presentation: There is no secret to the property market. Homes that are best presented sell quicker and for more money than homes that are not well presented. Presentation applies to both inside and outside of the property.

3. Get paperwork in order: When you decide to put your house on the market we strongly recommend getting your paperwork in order to help speed up the process when a buyer is found, for example, have you a BER Cert, check that your planning and mapping is in order, is all the property tax and the NPPR (if applicable) paid and round up your receipts, are the management fees paid if applicable. Remember an extension that didn’t require planning permission still needs a certificate of exemption to satisfy a purchaser’s solicitor. INNISFREE House is a wonderful property full of interest and intrigue which was built around 1992 with a floor area of 2020sq.ft on circa 1acre elevated site of mature gardens with trees, shrubs, rockeries and patios with views over Mount Leinster. The property is presented in beautiful condition both inside and out by the current owner. The house itself was architecturally designed and provides a layout which is warm, inviting and comfortable from the moment you walk in. With a dual central heating system as well as solar panels giving constant hot water.

There is an open plan office off the hallway while a well-equipped kitchen opens off the dining/lounge area which further opens into the main sitting room and conservatory with glorious sunshine all day long. Downstairs also provides a nice bedroom with a walk-in dressing room right beside the fully tiled downstairs bathroom. Upstairs accommodates 3 further bedrooms, a bathroom and a very spacious landing area. There are two access points to the attic for storage. The property is in a very popular location in the scenic area of Barntown, just 5km from Wexford Town. BER C2. Contact Benny Sullivan on 053 9198714 or 087 2460347.
