Application to demolish town building

-

A BUILDING at St Michael’s Place in Gorey could be demolished to make way for an office space and a one-bedroom apartment.

DJ Fitzpatrick Consulting Engineers are seeking permission from Wexford County Council to place a new building structure at number 6, St Michael’s Place. It would include an office space to ground and first floor level of the front section of the building and a single storey one-bedroom apartment to the rear.

It will also consist of the re-establishment of pedestrian access to the rear by the public lane way at Centenary Place.

Planning was refused last year by the Council for demolition of the two storey dwelling and to replace it with a commercial structure.

There were four objections received in relation to the development. The objections included the height of the new building; noise from AHU units; overshadowing and general impact on residential amenities.

The re-design of the proposed scheme has regard of the developments to the rear of the dwellings located along St Michael’s Place and Wexford Street to the east and west. No windows shall be placed at first floor level to the rear of the building, hence overlooking should not be a concern.

It is intended to build a one-bedroom apartment with keeping with the objective of the Local Area Plan in providing a development of mixed uses within the town centre.
