Property beside Dart and Luas lines cost buyers extra €114k

LIVING close to the Luas or the Dart might be handy for getting around but it’ll hit you in the pocket.

A house or apartment within a 15-minute walk – about 2km – of a stop or station commands a whopping €114,000 premium on average, compared to homes further away, research shows.

House prices close to Dart stations and Luas stops are also rising faster. They were up by 4% in the first three months of the year to an average of €492,000, according to property website daft.ie. Homes in the rest of Dublin also went up, but by less, 3.1%, over the same time period.

Economist Ronan Lyons, of Trinity College Dublin, who compiled the report, said: ‘The price of housing reflects not only the dwelling itself but also a wide range of nearby amenities.’

And Martin Clancy, from Daft.ie, said: ‘Infrastruc­tural inflation is, unsurprisi­ngly, driving up premiums for properties with good connectivi­ty. For example, on the Luas green line 16 of the 27 stops have average property prices in excess of half a million euro.’

Commuters on the Dublin south coastline pay, on average, the most for a property close to a Dart station with prices averaging €625,000.

Prices near Dart stations are among the most expensive analysed with Lansdowne Road, €765,000, Sydney Parade, €761,000, and Blackrock, €734,000, accounting for four of the top five most expensive stations to live by, on the new maps produced by Daft.ie.
