Modern 55ac residentia­l dairy farm set to attract a lot of local interest in Westmeath

WITH all the talk about the potential in dairying, a compact, modern 55ac residentia­l dairy farm at Archerstow­n, Delvin, Co Westmeath is sure to bring out the customers when it comes to auction with a guide price of €400,000 to €450,000.

The owner is retiring from farming and leaving behind a working farm with a four-bedroom two-storey house, a six-unit milking parlour and a range of modern sheds.

The farm is situated a short distance off the main Delvin to Castlepoll­ard road, 4.5miles from the village of Delvin, eight miles from Athboy and 12 miles from Mullingar.

The house was extended and modernised about 20 years ago and has since been well maintained and decorated by the present owners.

The accommodat­ion includes four bedrooms, a fully fitted oak finished kitchen, utility, guest cloakroom, bathroom and living room.

The house is set nicely back from the road and benefits from two separate entrances, one leading to the front of the house and the other to the farmyard.

To the front there is an extensive lawned area bordered by a post and rail fence and mature hedging and includes a barbecue and patio area.

The modern farmyard includes a cubicle shed with a slatted central passageway cleaned by an automatic scraping system.

The milking parlour is a sixunit Dairymaste­r parlour with provision for a further two units and a 2,700-litre automatic washer/tank.

Other buildings include calf sheds, a silage clamp and ancillary outoffices.

The lands extend to about 55ac and is laid out in three divisions partly bordered by a stream.

The owners have farmed these lands for a number of years and up until December 2013 maintained a very successful dairy operation.

Local auctioneer Thomas Potterton said the holding was well farmed and the lands are in a high state of fertility and in good heart.

Although operating as a dairy farm, the property is equally suited to dry stock and most other types of farming enterprise­s.

The farm will be sold at auction at the Property Exchange, Trim at 3pm on Tuesday, February 25.
