42ac with choice price guide of €15K

A NICE, compact piece of ground adjacent to the village of Newtown and near Enfield and Kilcock in Co Kildare has recently come on the market. Extending to 42ac, the tillage ground is for sale by private treaty with a guide of €625,000, or almost €15,000/ac.

The property is located 6km from Enfield and 10km from Kilcock. In the days of the ‘Tiger’ this was gilt-edged developmen­t countr y and this parcel of ground, being located beside a small village with access to a countr y school and l ocal services, would have been prime developmen­t land, Brian Farrell of Brophy Farrell commented.

Set out in three divisions with extensive road frontage, the holding is currently in tillage and, according to Mr Farrell, will suit a range of buyers.

“Of course local farmers looking to extend will be among the keen customers,” added Mr Farrell.

“I also expect that the person on the lookout for a compact residentia­l hobby farm would be attracted to the place. However, this would be subject to the necessary planning permission being granted.”

Moving further north and west, Roscommon auctioneer John Earley has a parcel of 28.5ac of grassland for sale at Ballybrann­igan near Ballymahon, Co Longford.

Mr Earley says there is an offer of €160,000 on t he property at the moment and the holding is on the market at that price.

Located 1.6km from the centre of Ballymahon, the holding runs by the Grand Canal and is described as “standard grazing land”.
