‘Super farm’ could fetch a million

LAND ON the Meath-Dublin border always commands a premium and it is rarely that a residentia­l farm with good farming facilities comes on the market in this area. There will be widespread interest in a 61ac residentia­l farm at Borranstow­n, Ashbourne, Co Meath when it comes to auction this Thursday with a guide price of €950,000.

Pat O’Hagan of Savills is handling the private sale of the place located 4km from Ashbourne on lands adjacent to the Pillo Hotel. He describes it as “a super farm” originally a Land Commission holding extended and improved over the years.

The Land Commission house is a fine three-bedroom residence in good condition with accommodat­ion that includes a living room, kitchen/dining room with a fully fitted kitchen, a fitted utility room and a bathroom. Set in mature gardens there are a number of useful storage buildings located beside the dwelling.

The yard has a separate entrance and is made up of a sub- stantial range of sheds covering some 7,535sqft. These include large concrete yards with wintering sheds, a lean-to machinery shed, a holding yard with cattle handling facilities, a four-bay haybarn with a concrete floor and an open silage pit.

The land is in a mix of tillage and grass at present and is divided by the Garristown road giving plenty of road frontage. Across from the house and yards is a 34ac parcel that is all in grass with two gated entrances and a piped water supply. The land is top quality grazing ground bounded by the road and the River Hurley. This is guided prior to auction at €400,000.

The house and yards are set on 27ac that is mainly in a crop of winter cereal aside from a small grass paddock beside the house.

These fields have several entrance points on to the Garristown road. The lands will be available for vacant possession by the end of September or when the crops have been harvested.

This parcel is guided at €550,000 while the entire is guided at €950,000. The property will be sold at public auction at the Pillo Hotel, Ashbourne at 3pm on this Thursday, June 9.
