Auction action hots ups with strong sales

PROPERTIES continue to sell well, both under the hammer and outside the auction room.

In recent sales, Eamon O’Flaherty of Brady Property Partners Maynooth sold a 31ac residential holding at Boherboy, Dunlavin in Co Wicklow for €460,000.

Located 10 minutes from the M9 at Kilcullen, the farm is on an elevated site with fine views.

Set out in old pasture the lands are in three principal divisions and the property comes with a single storey villa style residence in need of modernisation.

Four active bidders took to the field for the auction when Mr O’Flaherty opened proceedings at €300,000. The holding was put on the market at €440,000 and it sold at €460,000 to a Newbridge solicitor acting in trust. The sale was conducted in association with Sean Doyle, consultant.

Post-auction sale

At another auction, Newbridge auctioneer Paddy Jordan successfully sold 46ac last week following post auction negotiations.

Located on the edge of Mountrath in Co Laois and in the townslands of Dysartbeigh and Knockanina the 46ac property has frontage onto the old N7 and made in advance of €520,000.

The compact 46ac holding includes a farmhouse and yard. The residence is a two storey traditional farmhouse in a small traditional yard consisting of a number of outhouses, cow sheds, a six-span hay shed and a lofted store.

The land is currently in grass and laid out in a number of divisions with mature boundaries and good shelter. There is frontage onto the R445 and also access to the holding via a laneway to the northwest.

The property opened with an initial bid of €350,000 and with three purchasers in action it rose quickly to €430,000.

With two bidders remaining, the place was bid up to €520,000 at which stage it was withdrawn and a deal agreed afterwards with a solicitor acting in trust for a client.
