Home of famous Limousin herd for sale in the very sunny southeast

WHEN I got back home from a day spent walking land last week I was slightly late for a local function. A neighbour asked where I had been on my travels and I mentioned I had walked land in Wexford, “Ah,” he said, “Wexford land is good at the best of times but it must have been heavenly altogether today.”

And he was right; my journey had taken me across the country and deep into the sunny southeast to an 82ac farm at Ballydaniel near Camolin made up of the best of land.

The farm was once home to the famous 200-strong Ballydaniel Limousin herd which was sold in recent years.

The major part of the farm is now for sale with a guide of between €10,000 and €11,000/ac.

Meanwhile the vendor is retaining the house and around 10ac of land. The farm is undoubtedly a fine piece of property with extensive road frontage on to the N11 at the Gorey side of Camolin and further road frontage on to a side road to Ballycanew with plenty of access from all sides.

The holding is all in grass at the moment aside from a 9ac field that is top-sown with corn and under sown with grass.

The seven divisions rise away from the road frontage and the ground is the essence of elevated self-draining ground. In the June sunshine the place was the picture of health.

The fields are divided by mature, whitethorn hedgerow that provides great shelter. There is no water with the property at the moment.

Development potential

Although the farm is being sold simply with its agricultural value in mind the development potential of the holding could move to a new level with the extension of the M11 motorway and the Enniscorthy by-pass.

This could see the frontage on to the current N11 become more amenable to planning.

Auctioneer David Quinn will offer the farm in three lots or as an entire when it comes to auction.

The first lot consists of three fields amounting to 38.1ac fronting on to the N11.

The second lot is made up of the 9ac tillage field which is included in the 27.7ac parcel fronting on to the Ballycanew road, while the final lot is a 15.4ac field fronting on to the same road.

The variety of parcels should make it attractive to a range of customers.

The farm will be sold at auction at the Ashtown Park Hotel, Gorey at 3pm on Friday, June 24.
