Limerick holding goes for €9,000/ac

A 48AC residential holding located at Ballysteen, Askeaton, Co Limerick has been sold at public auction for a figure of €430,000 just €5,000 shy of its guide. The farm was sold in three divisions to local landowners.

Ballysteen is located 26km west of Limerick city off the N69 and 6km from Askeaton and Pallaskenry.

The property is reached by a sweeping tree-lined avenue and includes a good well-designed three-bedroom bungalow on mature gardens with a range of decent out offices.

Along with the three bedrooms, the residential accommodation includes a kitchen, dining room, a sitting room and a bathroom.

Out of doors the facilities include a surfaced yard, a cattle crush, a substantial machinery shed and a variety of good and useful outbuildings.

The land is described by Tom Crosse of GVM as top class grazing ground set out in manageable divisions with some of it elevated giving lovely views of the Shannon Estuary.

Bidding for the first lot, 32ac of land with the house and outbuildings, opened at €250,000 and with two local farmers in the chase it went on the market at €325,000. Three bids later the gavel fell at 340,000.

The second and third lots comprised 12ac of grazing ground and a 4ac field with fine views over the estuary and site potential. They sold for a combined figure of €90,000. There were no out-offices on either of these lots.

Tom Crosse of GVM described the sale as very satisfactory. He said the price of €9,000/ac highlighted the strength of the market for good quality land in Limerick.
