Two bidders battle it out for Kildare residential farm

RIVERSTOWN HOUSE on 47ac located just outside Kildangan, Co Kildare sold in two lots at auction recently. Under the hammer of Paddy Jordan it made a combined price of €652,000.

The first lot comprised the period residence and yard on c.28.5ac. It attracted four bidders when it opened with an initial bid of €220,000. In increments of €10,000 the price quickly rose to €380,000.

It was placed on the market at that stage and with two purchasers in contention it increased to €410,000 where it sold to a solicitor who was acting in trust for a client.

The residence was built between 1750 and 1800 and extends to approximately 4,854 sq ft.

A farmyard adjacent to the residence has a range of useful sheds along with a walled garden and stone outbuildings.

The land, which fronts the River Barrow, is all in permanent pasture and laid out in four divisions with plenty of mature timber providing good shelter.

The 18.5ac making up the second lot is located directly across the road from the house.

This portion opened with an initial offer of €150,000 and two bidders stayed with it right up to €242,000 when the land was sold to a local farmer.

Prior to the auction Jordans had been guiding €530,000 for the combined lots so the figure of €652,000 represents a very good result.

Speaking after the sale, auctioneer Clive Kavanagh said: “The house, although in need of complete restoration, generated considerable interest with in excess of 20 viewers. The vendors were delighted with the result and wished the new purchasers every success.”
