A 43 ACRE residentia­l farm with plenty of potential has come on the market by private treaty at Srahbaun, Rathdowney, Co Laois. The sale is being guided at more than €10,000/ac.

The farm is located two miles from Galmoy, three miles from Cullohill and five miles from Rathdowney.

The house and the yard are quite dated with the house having been idle for over a decade.

According to auctioneer David O’Connell, the two-storey building is structural­ly sound but in need of total refurbishm­ent.

The accommodat­ion includes a kitchen, sitting room, three bedrooms and a bathroom.

The residence is set in an old courtyard-style farmyard with a concrete apron and a range of stone out buildings — the most modern of which is a three-column haybarn and a lean-to.

There are also cattle handling facilities.

The land is described as good ground that is mainly in grass with 13ac in tillage.

Fit for any agricultur­al use, it is laid out in seven to eight fields and fenced with traditiona­l hedgerow that could do with some tidying.

Likewise the land itself could do with some attention to bring out its full potential.

The farm has decent road frontage and, according to Mr O’Connell, the place has excellent site possibilit­ies subject to planning permission.
