Sea views in west Cork for €12,000/ac

ONE OF the first holdings to come on the 2017 market is a 98ac tillage and grass farm with an old farmhouse and farmbuildi­ngs at Carrigcann­on, Kilbrittai­n in West Cork. The private treaty sale is guided at €12,000/ac.

Located 5km from the villages of Kilbrittai­n and Ballinspit­tle, the farm is 13km from Kinsale and 16km from Bandon. Auctioneer Henry O’Leary describes the place as an excellent farm, all in one block and currently laid out in divisions of pasture and stubble but suitable for any farming enterprise.

“It is gently sloping, easily worked land with a warm southerly aspect,” he said, “equally divided between tillage and grass.”

Part of the farm, including the farmhouse and farmyard, is well sheltered from all directions and another section is more exposed but has great views of Courtmacsh­erry Bay and the ocean. The fencing around the holding is in the best of condition and there is good road frontage on to the public road.

Mr O’Leary says the entire block of 98ac is a very attractive propositio­n. “It is one that is difficult to find in this intensive farming area.” The land has been farmed as an out-farm to a larger holding and is divided into four natural easily lots, all with road frontage. It can also be bought in the lots or its entirety.

The house is in a state of near derelictio­n — but there is obvious planning permission potential should the new owners decide to build from scratch.

The first lot extends to 42.3ac, the second to 39.1ac, the third to 15.3ac, while the fourth lot includes the old house and yard on 1.3ac.

The first three lots are guided at €12,000/ac while the house and yard on 1.3ac is guided at €150,000.

This latter plot with the house is surrounded by mature trees and located in a lovely setting within walking distance of Gurraneasi­g primary school and 1.6km from Howe Strand.

Mr O’Leary says the combinatio­n of the third and fourth lots, which would include the farmhouse and the farmyard, would make a perfect hobby farm of 16.6ac.
