Farm with forestry guided at €7,000/ac

A COMPACT 49ac farm with a traditiona­l cottage farmhouse and outbuildin­gs near the village of Crusheen in Co Clare is on the private treaty market with a guide price of €245,000 or about €7,000/ac

Crusheen is located 13km north west of Ennis and just off the M18 motorway while the farm itself is 5km from the village and reached by its own avenue.

Tony Barry of Cork-based selling agents Barry Auctioneer­s and Valuers, describes it as a lovely property with lots of potential.

“It would be suitable for the hobby farmer or for someone looking to start out in farming. It would also be a good addition to a current enterprise,” he said.

The house, which clearly needs some work, is a delightful old cottage with a corrugated iron roof, two bedrooms, a spacious living room with an old-style open fireplace, a back kitchen and a shower room with WC.

The land is in a variety of sections with one portion made up of 17ac of prime limestone grassland laid out in three good fields with a water supply to all.

To the right of the avenue is a 31ac block of land of which 9.5ac is in forestry with 13 yrs of premiums remaining.

There is about 22ac of this ground in rougher grazing but could be brought around with some attention.

Another portion of rough grazing ground is available for sale separately or could be sold with the main farm.

Extending to 14ac the parcel is described by Mr Barry as suitable for planting and is guided at €40,000 or less than €3,000/ac.
