Kildare holding beats its guide price by €115,000

A 47AC holding located just outside the village of Ballymore Eustace in Co Kildare was sold by public auction last week and made €565,000 or €12,000/ac. In a lively auction, it surpassed its guide by €115,000.

Situated just off the N81 and 12km from Naas, the lands are laid out in one division, all in good quality grass with extensive road frontage to two roads.

Within easy walking distance of Ballymore Eustace village centre, the property includes a large three-bay shed with double lean-to extending to 3,660 sq ft.

Located close to an existing residentia­l developmen­t, the holding is described by Paul Doyle of J P and M Doyle as ideal for farming and could have some ‘hope value’ in terms of developmen­t. The place was previously zoned residentia­l in the 2005–2011 Kildare County Council Developmen­t Plan.

In the current 2011–2017 Developmen­t Plan it is zoned objective I—Agricultur­al.

On the day, proceeding­s opened when Paul Doyle accepted a bid of €400,000. Four bidders entered the fray and the price rose quickly with the place going on the market at €450,000.

The hammer eventually fell at €565,000 when the property sold to a Dublin businessma­n who apparently intends to farm the land.
