Famed Wexford breeding ground on market for €325,000

AT the height of summer last year I walked an 82ac farm at Ballydanie­l near Camolin in Co Wexford. The place was subsequent­ly sold at auction making €1.36m or €16,585/ac.

The house and extensive yards on 10ac were retained by the owner and these are now to be sold by public auction with a guide of €325,000.

Located about 1km from Camolin, Ballydanie­l House and farm was once home to the famous 200 strong Ballydanie­l Limousin herd, which was sold in recent years.

The house is an ivy covered, period residence that dates back to 1840 and to which an extension was added in 1960.

Reached by a short avenue and set among fine stands of mature trees the place oozes character. It is surrounded by a range of lovely old outbuildin­gs and gardens.

The accommodat­ion includes three reception rooms, all with fireplaces, a kitchen complete with a range-master gas cooker and, in an unusual feature, the main bedroom leads to a balcony.

Other downstairs accommodat­ion includes a WC, a pantry and a utility. Upstairs there are five bedrooms and a family bathroom.

The outbuildin­gs include a collection of traditiona­l stonecut outhouses, some of which have been converted for office use by the current owner. Across the road from the house is a walled area that includes a glass house, raised beds and a wild-life sanctuary.

There is also a range of stables, sheds, cattle accom- modation and cattle handling facilities. A more modern farmyard with an excellent array of outbuildin­gs has a separate entrance.

Auctioneer David Quinn says the 10ac of land being sold with the house is the best of free draining ground suitable for any agricultur­al use.

“The 10ac has plenty of road frontage and given the proximity to Camolin village, it may have site or commercial potential, subject to the required planning permission.”

Ballydanie­l House will be sold at auction at the Gorey offices of Quinn Property at 3pm on Friday, April 28.
