An exquisite mix of the old and the new

ONE of the loveliest properties on the market is a 57ac Georgian home in Laois with a converted coach house and a wide range of equestrian facilities in an exquisite mix of the old and the new. The property is for sale by private treaty with a guide price of €975,000.

The holding is located at the Pike of Rushall on the R434 linking Durrow and BorrisinOssory. A long, studrailed avenue leads under a stone arch to Kylebeag, meaning ‘little wood’. The fivebedroom house was built in the 1830s.

The dining room and the drawing room are the essence of Georgian elegance with or The nate fireplaces, plasterwork, high ceilings and bay windows overlooking the gardens.

An office on the ground floor also overlooks the garden, while a warm and stylish family room has separate doors that lead to the playroom and the kitchen/ breakfast room, which has all the requirements of the modern kitchen.

The stonefronted coachhouse adjacent to the main residence is converted into a lovely threebedroom residential unit.

The coach yard retains its original stone front that has been carefully preserved. It comprises four coach houses and an office.

The stable yard has equestrian facilities that are second to none. There are 30 stables with three located under the coach house and 20 in an immaculate American barn in the rear yard that also houses the remaining seven stables. Other farm buildings include a fourcolumn haybarn and a storage shed.

There are five sanded exercise/lunging areas fenced with high wooden fencing, a lunging ring and horsewalking area, a dungstead, a fourbay leanto for machinery storage and a fuel storage area.

The land is fine Laois ground that is level and all in grass in a series of studrailed and watered paddocks reached by pathways leading from the yard. There are five turnout paddocks beside the yard.

Roseanne De Vere Hunt of Sherry FitzGerald Country Homes describes the property as “a beautiful place tastefully restored in recent years and ready to be turned into a comfortable family home. It could also be run as an equestrian centre and has the makings of a fine rural tourism business.”

Sherry FitzGerald Fogarty are local partners in the sale.
