Dapper gent appears from the wings to nab Meath farm for a cool million

LAND IS continuing to sell well with good prices being achieved under the hammer and outside of the auction room.

Craystown House, a 67ac residentia­l farm at Bective, Navan in Co Meath sold as an entirety for €1.02m.

In a dramatic sale the auction had stalled at the selling of the lots only to see ‘a dapper gentleman’ come from behind to bid on the entire.

Craystown is built to an American design and was once the Irish base for US industrial­ist Charlie Bird III.

The uniquely designed house has plenty of spacious reception rooms and three ensuite bedrooms.

Set on mature landscaped gardens the property also includes a renovated Victorian cottage with two bedrooms, bathroom, kitchen, living room and dining room.

The outbuildin­gs include a stableyard with eight loose boxes, a feed store and a tack room.

Other facilities include an exercise arena and a four column haybarn.

The land is the best of ground in one block of 67ac, with 7ac in amenity forestry.

At auction the house on 2.26ac opened at €450,000 and was bid to €500,000 where it held while the Victorian cottage on 64.17ac was bid to €440,000 and held at that.

Just as the auctioneer was about to retire to consult with the vendors a bidder from the back of the room made an offer of €1.01m on the entire.

Another customer joined the fray and the hammer fell at €1.02m.

DUNSHAUGHL­IN SALE

Staying in Co Meath a neo Georgian House on 28ac failed to sell as an entire but a 17ac portion of the land sold under the hammer of Coonan Auctioneer­s for €265,000 or almost €15,600/ac.

Situated 2km off the M3 Motorway at exit 5 the house and lands are 5.8km from Dunshaughl­in, 9.9km from Clonee and 25km from Dublin.

Built to classic Georgian design in 1990 the accommodat­ion in Brook house includes a sitting room, dining room, a utility, a fully fitted kitchen, an office a cloakroom and a full height basement that is home to a games room, an office, a garage and a possible bedroom.

The lands are all in grass with road frontage on to the Dublin Batterstow­n road and on to a lane.

The house on 11ac was bid to €850,000 and negotiatio­ns are on-going with the highest bidder.

ROSCOMMON AUCTION

In Co Roscommon, auctioneer John Earley got €1m or €8,000/ac for a 125ac farm with extensive shedding and €17,000 in entitlemen­ts near Tulsk.

The holding is described by Mr Earley as a renowned fattening and finishing farm located 3.6km from Tulsk Village and 6.7km from Elphin.

The yard has an array of sheds extending to about 35,000sqft laid out in nine bays of slatted sheds with accommodat­ion for 200-250 adult cattle when in full operation.

The buildings also include a calving shed with up to 15 individual pens, a cattle crush and pen, slurry pit and silage slabs. Adjoining the farmyard is a small two bedroom cottage residence extending to 650sqft.

The land is fine grazing ground that rises to a nice elevation around the boundaries, said to be in great heart it is well fenced and well tended to.

At auction the farm drew a substantia­l crowd and when bidding opened four strong customers took to the fray. Among them was a three strong unit of local farmers bidding as one.

In a repeat of what happened recently with another sizeable farm not far away at Moylough in Co Galway, the local consortium won the day.

Bidding opened at €800,000 the place went on the market at €925,000 and sold at €1m to the locals who outbid customers from Tipperary and Cork.
