West Cork ground guided at up to €14,000/ac

LAST week I took a trip to West Cork to visit a number of smaller farms on the private treaty market in sales handled by Clonakilty auctioneer John Hodnett.

I could have chosen a better day to travel to this lovely part of the country but good days have been hard to come by of late. Neverthele­ss, West Cork holds its charm whatever the weather.

The first place we called to was a 24ac residentia­l farm with a courtyard style farmyard and a fine traditiona­l two-storey farmhouse. Located at Baurnahull­a the property is about 1.6km from Drimoleagu­e and 200m east of the Skibbereen to Drimoleagu­e road. The farm can be bought as an entire or in two lots with a guide price of €340,000.

The house is a two storey traditiona­l structure that comprises a kitchen, dining room, sitting room and bathroom downstairs and three bedrooms upstairs. Currently lived in the house is traditiona­l in décor and in good condition throughout. There is a store attached to the side of the house which could be converted into additional accommodat­ion.

Across the road from the house is a lovely traditiona­l courtyard farmyard with a range of livestock and storage sheds, including an A-roof barn with a lean– to. There are 4ac of land around the house and 20ac of land further away. The ground is made up of good grazing ground with the 20ac laid out in six fields with road frontage on the eastern boundary and river frontage to the west.

John Hodnett expects a range of interest in the property from local farmers wishing to extend their holdings to hobby farmers and people with an interest in the house as a primary residence or holiday home. The house and outbuildin­gs can be sold with 4ac while the 20ac of land can be sold separately.

Rosscarber­y farm

We also visited a 22ac holding at Caherbeg, Rosscarber­y. The non residentia­l holding is located midway between Rosscarber­y and Lisavaird Co-op and comes with extensive road frontage on two sides while a 5.6ac portion, also with double road frontage, is divided from the rest by a local road. The land is the best of West Cork ground and is guided at €12,000 to €14,000/ac. John Hodnett tells me there is currently an offer of €12,000/ac on a portion of the property.
