Limerick land sells for close to a million

AN 90ac Limerick farm sold last week for €965,000 or over €10,700/ac.

Located close to the Cross of Kilfinny near Adare and Croagh in Co Limerick, the land is in one block with good road frontage, a farmhouse in need of complete renovation and a decent, if dated, farmyard.

In the main the buildings consist of an unused milking parlour, a large concrete apron and a double-sized, four column round roof shed with dry housing and a feed passage while at either side are lean-tos with cubicles.

There is a range of smaller storage sheds in the main yard while adjacent to the house is a two-column machinery shed and housing with series of calving or calf pens. There is also an open silage apron, some dated slurry gathering facilities and a grain silo.

The land is made up of good level grazing ground laid out in a series of eight big fields surrounded by natural hedgerow and paddocked by electric fencing with water to each division.

While firm under foot some of the land went to lower ground and, overall, it could do with reseeding.

At auction proceeding­s opened when Tom Crosse of GVM Limerick accepted a bid of €600,000 and with three bidders in the fray the price quickly rose in tranches of €25,000 until the price on offer reached €750,000.

Bidding then continued in increments of €10,000 and at €850,000 Tom Crosse called a recess and on his return the auction proceeded and when the price on offer reached €890,000 the place was put on the market.

However bidding continued and the deal was eventually sealed by the gavel at €965,000.

KILDARE AND MEATH AUCTIONS

Other auctions were not quite as successful with a 206ac farm at the Rathbride near The Curragh offered by Goff ’s Country and withdrawn at €1.9m. The farm is made up of open grazing ground and contains a derelict cottage.

It was put to the floor in two lots, an 88ac section that was bid to €750,000 and a 118ac section bid to €1.1m.

When the entire was offered the price increased by €50,000 to €1.9m but the place was withdrawn at that and negotiatio­ns are on-going.

Another large farm at Harristown Co Meath, on 151ac with a period house and extensive sheds was withdrawn from auction last week while a 55ac residentia­l dairy farm at Archerstow­n, Co Meath was also withdrawn. Auctioneer Padraic Murtagh is continuing negotiatio­ns with interested parties.
