Solid West Cork holding with dairy and beef potential

THE TAILS are up in the Rebel County and the scent of victory is palpable in the hurling heartlands. West Cork is more football territory and while the footballer­s’ recent trip to Killarney for the annual encounter with the auld enemy might have been disappoint­ing, the back door remains ajar.

Macroom auctioneer Killian Lynch is very much at the front door with a 61ac residentia­l West Cork farm at Toames West, 5km south east of Macroom.

The farm comes with €4,367 in entitlemen­ts and can be bought in lots or as an entire with a guide price of €450,000 to €500,000

Mr Lynch says the land is in a good farming area with many dairy and beef farmers around, it has been farmed extensivel­y and lightly in recent years and is in need of a lot of TLC. Laid out in about 18 fields of varying sizes the place has extensive road frontage on its northern boundary.

The majority of the land, over 50ac, is good ground with great potential while some poorer acres are in scrub. A 10 to 12 ac portion was reseeded in recent years.

The house is located at the centre of the farm, a traditiona­l, two-storey residence with an extension to the rear, all in need of complete renovation. In its time this would have been a substantia­l farm homestead.

The accommodat­ion includes four bedrooms a kitchen, living room, dining room and bathroom with an adjoining storehouse that could be added as accommodat­ion.

The yard is also a traditiona­l yard with a number of dated stone buildings.

The property is to be sold at auction in lots or as an entire. The lots are made up of the house on 3.3ac with a guide of €100,000 and the remaining land extending to 57ac guided at €350,000 or €6,100/ac.

There is an offer of €100,000 on the house at present and Mr Lynch says that the remaining 57ac priced at €6,100/ac represents excellent value given the quality and potential of the land.

The farm will be sold at auction at the Castle Hotel, Macroom at 3pm on Wednesday, August 17.
