Tipperary men swoop on midland holding

ONE of the biggest farms to come on the market this year — a 370ac holding in Westmeath and Offaly near Moate — sold in two lots last week making a total of €1.68m.

The farm, the property of the late Mary Dillon Duff, was in two locations laid out in three large divisions and a smaller lot.

The first lot included a two-storey, semi derelict residence on 104ac located at Kilnahinch on the Rosemount Road 1.6km from Moate. Nearby and also in Kilnahinch is a 99ac parcel of grassland both with extensive road frontage.

These lots were offered separately with the house on 104ac bid to €330,000 while the 99ac piece was bid to €360,000 giving a total of €690,000. Bidding took off in earnest when the entire 203ac was offered and opened at €800,000.

With two bidders in the chase the price reached €900,000 and was put on the market at that and sold to a Tipperary bidder for €925,000

The next substantia­l parcel a 135ac lot on the former Dublin Road between Moate and the Offaly village of Tubber includes 32.7ac of forestry with premiums payable over the next 12 months and extensive road frontage.

This opened at €500,000 and with five bidders in the chase it went on the market at €640,000 and sold to another Tipperary man for €755,000

According to Dillon Murtagh of selling agents Murtagh Bros, Mullingar the farm in both lots is in need of a lot of attention having been left to its own devices for quite a number of years.

The final portion is a 29ac piece cut off from the rest following the developmen­t of the nearby M6 motorway was withdrawn prior to auction.

LONGFORD AUCTION

Murtagh Bros are also handling the sale of a large farm at Ardandra, Legan in Co Long- ford. The 110ac grass and forestry farm comes to auction with a guide price of €400,000 to €450,000.

Located less than 1km from Legan village the farm is described by Dillon Murtagh as a good solid holding in good farming country.

The farm is divided by the public road and contains 42ac of forestry planted in 2013 with €7,000 in premiums and 16 years of payments remaining.

The house is described as structural­ly sound but in need of complete renovation.

The land is divided into two lots by the pubic road with 42ac at one side and 68ac at the other.

Of the 42ac a 20ac portion is in forestry and of the 68ac a 22ac parcel is planted for timber. The unplanted land is described as good solid grazing ground with plenty of road frontage on both sides.

Dillon Murtagh says the place has plenty of potential but needs a lot of work in terms of attention to the soil and the hedges.

It will be sold at auction at The Longford Arms Hotel at 3pm this Friday, July 21.
