Quality Westmeath ground guided at €7,000 per acre

A RANGE of properties in Meath and Westmeath will go under the hammer of Thomas Potterton in the next few weeks. Among them is a 70ac farm at Clonleame and Clonmorril­l, Delvin, Co Westmeath guided in its entire at around €500,000.

Located 3km from Delvin, 8km from Ballivor and 12km from Athboy, the holding includes a two-storey farmhouse in need of complete refurbishm­ent and a range of outbuildin­gs.

Mr Potterton says the house is structural­ly sound with a good slate roof:, “Although it hasn’t been lived in for ten years it still has electricit­y and running water and is amazingly dry,” he said.

The downstairs accommodat­ion includes a sitting room, kitchen/dining room and a bathroom while upstairs are four bedrooms, all with cast iron fireplaces.

The outbuildin­gs include two three-column haybarns, one with a lean-to and a portal-frame, three-column shed for machinery storage along with a silage pit and a cattle crush.

The house is for sale with 36.5ac of land and 2ac of bog. The land is in the main very good quality ground with good road frontage.

The rest of the land is located less than 1km from the homestead and includes a 4ac field with great road frontage, which Mr Potterton describes as an ideal site for a house in the event of planning permission being secured. This is guided at €30,000 to €40,000.

Across the road from the 4ac field is a 30ac lot in four divisions with excellent road frontage. Currently in permanent pasture this parcel could be put to any use and is guided at €7,000 to €8,000/ac. The property will be sold at auction at the Property Exchange, Trim at 3pm on Wednesday, July 26.

TRIM AUCTION

At the same auction Mr Potterton will offer for sale a 28ac parcel of ground laid out in three fields of permanent pasture at Summerstow­n, Trim. The sale is guided at €10,000/ac.

Located 3km from Rathmolyon and 5km from Trim the land has plenty of road frontage and river frontage on to the Knightsbro­ok River. It is described by the auctioneer as a beautiful piece of ground bounded by lovely old trees and perfectly divided into manageable fields.

While no planning permission has ever been sought on the property the place would be ideal for a residence if the required planning were to be granted.

ATHBOY AUCTION

On August 1 Mr Potterton is bringing to auction a 62ac farm with no buildings at Ballyfallo­n, Athboy, Co Meath. It is guided at between €450,000 and €500,000 or €8,000 to €9,000/ac.

Located 3km from Athboy and Kildalkey the farm will be offered in two lots with the main part consisting of a 55ac parcel currently under a crop of potatoes. The place, described as great land with good road frontage, is guided at €8,000 to €9,000/ac.

Across the road is a 7ac field with plenty of road frontage. All in grass the field would be ideal for a house (subject to planning) and is guided at €60,000 to €70,000.

The holding is located in a landscape dominated by the Hill of Ward and home to what is regarded as some of the best ground in Co Meath.
