Get into the swing of things in Meath

- JIM O’BRIEN

KILSKYRE on the Meath-Westmeath border is hurling country, so it was no surprise when the sight of hurleys and helmets greeted me in the utility room of a fine two-storey farmhouse in the aforementioned village.

Located across the road from the hurling field and within a short walk of school, church and the shop, this 41ac residential farm comes with a fine array of sheds and is on the private treaty market with a guide price of €650,000.

The roadside property is 6.5km from the M3 motorway and 10km from Kells. Built in the 1940s, the residence has been extended, modernised and maintained in top condition over the years.

The extensions have been sympathetically done, giving a fine solid structure that looks and feels like it is of one piece.

It maintains much of its original characteristics, including the original internal doors surrounded by fine woodwork in architraves and panelling.

The accommodation includes an entrance porch, an entrance hall, a comfortable and intimate sitting room, a fully-fitted kitchen incorporating a dining area and a lovely sunroom/morning room with pine ceiling and tiled floor. Upstairs is the family bathroom and four bedrooms, one of which is ensuite.

The house is in turn-key condition and has many modern features, including PVC windows and doors, wooden flooring and top-class kitchen equipment.

The residence is surrounded by neat, well-kept gardens with some charming features, including a barbecue area, shrubbery and lawns.

Other buildings associated with the house include a modern detached office space with WC and a pump house.

The yard, accessed by a separate entrance, contains an array of useful farm buildings and cattle-handling facilities — all in top condition.

Storage

The buildings include a three-bay double with lean-to, a five-bay lean-to containing 45 cubicles, a slatted shed with feed troughs, four loose, bedded sheds and a silage pit. There is also a range of older stone sheds and two silo storage bins.

The lands are in a single block extending to 41ac directly behind the house and yards. The fields are in decent sizes, are well fenced with traditional hedgerow fencing and, according to Stephen Barry of selling agents Raymond Potterton, the ground has a renowned and exceptional fattening quality.

“This place would make an excellent starter farm or a superb base for someone looking to set up a ‘home-farm’ with a view to renting other farms or lands to create a larger working holding.

“It would also make an ideal part-time farm or a lovely equestrian holding,” he said.
