Last flurry of sales before the August lull

LAND continues to sell, even in these quieter summer days. Trim auctioneer, Thomas Potterton, had two good days in the auction room of late, selling a number of properties before, during and after.

A 70ac farm at Clonleame and Clonmorril­l, Delvin, Co Westmeath, guided in its entire at around €500,000, sold in lots before and after the auction.

Located 3km from Delvin, 8km from Ballivor and 12km from Athboy, the holding includes a two-storey farmhouse in need of complete refurbishm­ent and a range of outbuildin­gs.

The house on 36.5ac of land and 2ac of bog was guided at €250,000 and sold prior to the auction. The land is, in the main, very good quality ground with good road frontage.

A 4ac field with great road frontage, which Mr Potterton described as an ideal site for a house in the event of planning permission, opened at €15,000 and sold at €36,000.

Across the road from the 4ac field, a 30ac lot in four divisions with excellent road frontage opened at €150,000 and sold at €181,000.

TRIM AUCTION

At the same auction, Mr Potterton brought for sale a 28ac parcel of ground laid out in three fields of permanent pasture at Summerstow­n, Trim. It sold for €280,000. Located 3km from Rathmolyon and 5km from Trim, the land has plenty of road frontage and river frontage on to the Knightsbro­ok River.

It is described by the auctioneer as a beautiful piece of ground bounded by lovely old trees and perfectly divided into manageable fields. At auction, the property opened at €200,000 and sold for €280,000.

ATHBOY LAND

At a second auction held in recent weeks, Mr Potterton withdrew a 62ac farm at Ballyfallo­n, Athboy, Co Meath. It was bid to €510,000 and sold immediatel­y after the auction for a higher figure.

Located 3km from Athboy and Kildalkey, the farm will be offered in two lots with the main part consisting of a 55ac parcel currently under a crop of potatoes.

At auction, the interest was only in the entire and it opened at €400,000 with three bidders in the chase.

It was bid to €510,000 before being withdrawn and sold after auction.

At the same auction, Mr Potterton offered a 15ac parcel of ground with a derelict house at Stoneyford, Moyfeigher, Ballivor.

This was bid to €195,000 and sold after auction for a higher figure.
