Prime Tipp residential farm valued at €7,000 plus per acre
A 53.5AC residential farm with a substantial farmyard located between Bansha and Cahir in Co Tipperary will attract a lot of attention when it comes to auction in September. The sale is guided at between €7,000 and €9,000/ac.
The farm is located in the townslands of Cappauniac and Ballydavid at Bansha and the executor sale will see the property sold in a variety of lots.
The bungalow residence was built in 1998 and is described by Tipperary auctioneer Noel Corcoran as being in fine condition.
The accommodation includes a sun porch, kitchen/dining area, a sitting room, three bedrooms, a bathroom and a garage. The windows are in PVC double-glazing and the heating is provided by oil-fired central heating. The farmyard contains an impressive array of facilities including a small slatted shed, a two-column haybarn with a lean-to, a 20-unit slatted cow byre, a cattle crush and cattle handling facilities.

The farm also contains a traditional two-story residence, the original farmhouse, in need of complete refurbishment.
The lands are made up of prime grazing ground with a parcel of 44ac at Cappauniac laid out in nine fields with an independent water supply.
At auction the place will be offered in a number of combi- nations and lots.
The first lot will comprise of the house and garage on 1ac, the next parcel will include the house, farm buildings and yard on 34.36ac.
A further lot is a 9.56ac parcel of ground known as O’Donnell’s and this comes with the old residence.
This parcel is in three fields with an independent water supply and, according to Noel Corcoran, it would make an ideal site for a residence subject to the required planning permission.
The fourth lot will be made up of the house, farm buildings and lands extending to 44ac at Cappauniac.
The final lot is a parcel of 9.53ac located 3km away at Ballydavid, Bansha.
The holding comes with €6,700 in a basic farm payment
Mr Corcoran describes this as a fine farm of land and says interest is very keen in advance of the public auction to be held at Cahir House Hotel on Thursday, September 21 at 3pm.
