CLOUGHMOYLE HOUSE on 8ac at Shinrone in Co Offaly is a unique rural property located within the walls of what was once a 17 th century castle. Surrounded by a lovely stone courtyard, the house is for sale by private treaty with a guide price of €350,000.

Cloughmoyle castle was built by the Mac Guilfoyle family in the 1500s and suffered besieging at the hands of the Fitzgeralds, Earls of Kildare in 1533. The Mac Guilfoyles eventually raised the white flag 1562. The present day house is set within the castle walls on an elevated site on the edge of Shinrone Village.

The two-storey house has been renovated in the last number of years and is in turn-key condition. The accommodation includes an entrance hall, a living room, sitting room, a fully fitted kitchen, a pantry, a cloakroom and a downstairs bedroom. Upstairs there are four bedrooms. To the front the house is approached by stone steps leading to a small front courtyard with a formal garden. Double gates provide separate access into the back garden and a beautiful enclosed courtyard. The outbuildings include a stone barn, which is a protected structure with great potential.

The 8ac to the rear of the house and yard are in a mixture of paddocks and woodland with separate road frontage.

Selling agent Julie Fogarty of Sherry FitzGerald Fogarty describes Cloughmoyle House as a much loved home that was well cared for. “It is offered for sale in great condition and ready for immediate occupation. It comes with endless potential for a new owner to enjoy this special property in the coming years,” she said. THERE IS some great land where Offaly and Tipperary meet between Moneygall and Toomevara. A 21.25ac parcel of ground at Thornvale, Toomevara is typical of this region.

Located off the old main road between Dublin and Limerick, the property is situated at the end of a shared avenue. The land is the best of grazing ground and is currently all in grass and leased until the end of the season.

At the entrance to the property is an old mass concrete stock gathering and handling area in a few sections. In its day it would have been known as ‘a pound’. The land is all in one block and in the main made up of good solid grazing ground that runs down to the Ollatrim River that bounds the property.

Walking through it the place is firm under foot and has some nice stands of trees providing decent shelter.

Nenagh auctioneer William Talbot of Sherry FitzGerald Talbot is handling the private treaty sale and is guiding the price at €199,500 or just under €10,000/ac.

CARRIGATOHER LAND

On the Limerick side of Nenagh Mr Talbot is selling a 16ac parcel of ground at Ballyhogan, Carrigatoher guided at €10,000/ac.

Located about 11km from Nenagh the land is 1km from Ballywilliam school and church. It is a nicely elevated piece of ground laid out in two fields with extensive road frontage on to two roads and great views over the surrounding countryside.

William Talbot describes it as top class grazing ground that could have residential potential subject to the required planning permission granted.
