Tidy Westmeath holding guided at €430,000

On a recent trip to Westmeath I took in a number of properties including a compact 52ac holding at Southhill near Delvin.

Originally a Land Commission farm, the place is located on a minor public road about 4km from Delvin.

The house on 0.7ac is guided at €130,000, while the remaining 51ac is guided at €300,000.

The land (pictured above) is all in one block and is laid out in two large level divisions rising to a gentle elevation.

Paddocked by electric fences the farm is bounded by the road on the southern side and by the Stoneyford River, a tributary of the Boyne, on the northern side.

The house is a neat, compact cottage with central heating and it is quite habitable. A new owner will undoubtedl­y stamp their mark on it.

The accommodat­ion includes three bedrooms, a bathroom, a sitting room, kitchenett­e and dining room.

The farmyard is made up of a two-column lean-to haybarn, and a lean-to cow byre, while opposite is a sturdy traditiona­l barn and cattle handling facilities.

Stephen Barry of Raymond Potterton Auctioneer­s says there is great interest in the place, both in the house on 0.7ac and in the land.

It is undoubtedl­y a sweet piece of property and has great potential as a standalone farm, a hobby farm or an out-farm.

The land and house will be brought to auction in lots or as an entire with the residence on 0.7ac making up one lot, while 51ac of land makes up the second lot and the entire third.
