Final flurry of sales to round off midlands auction season

THREE FINE parcels of Westmeath ground are coming to auction next month.

Padraic Murtagh of James L Murtagh auctioneer­s, Mullingar is hoping the looming season of goodwill will permeate the auction rooms and deliver an early Christmas present.

The first parcel goes for sale on Thursday, December 7. The 36ac residentia­l farm is located at Hickinstow­n, Delvin and guided at €300,000 or over €8,300/ac.

Situated on the N52 Mullingar to Dundalk road the property is 3km from Delvin and 16km from Mullingar. It has extensive frontage on to the N52 where the main entrance is located. There is also frontage and ac- cess from a side road to a lower portion of the land.

The dwelling is a two-bedroom bungalow in need of attention and extension but its presence on the property is significan­t from a planning point of view

The house is surrounded by a series of traditiona­l farm buildings in need of complete refurbishm­ent.

While the land is made up of good grazing ground it is in need of attention. It is fine level territory in three fields bounded by some broadleaf forestry. The fences in traditiona­l hedgerow need some tidying.

It was a wet day when we visited the holding but even in the rain one could see the potential of the place. The loca- tion is also an advantage being close to Delvin and bounding the N52, one of the most important arteries in the country.

Indeed the route is currently being upgraded and it appears a small part of this land is earmarked to become part of the upgraded roadway and could be subject to a CPO in that regard.

The place will be offered for sale in three lots with the house and out-offices on 1.5ac guided at €70,000.

The main portion of 24.6ac fronting the N52 is guided at €173,000, while a 9.4ac parcel with frontage on to a side road is guided at €66,000. The auction takes place at the Greville Arms Hotel, Mullingar at 3pm on Thursday, December 7.

RAHARNEY AUCTION

On the following day, Friday, December 8, Mr Murtagh is bringing to auction a 46ac parcel of ground at Riverdale, Raharney just on the Westmeath side of the border with Meath. It comes with a guide of €7,000/ac.

The roadside property is 3km from Raharney and 8km from Killucan with 500m of road frontage and near the River Deel, a tributary of the Boyne that separates Westmeath and Meath.

The holding, described as ‘good early land’, is in six fields divided by traditiona­l hedgerow. According to Padraic Murtagh the place has definite tillage potential with some parts having been tilled in the recent past.

The frontage could have some site potential if the requisite planning permission­s are attained, there are three houses built on land that was once part of the farm.

The auction takes place at 3pm on Friday, December 8. Mr Murtagh will be hoping that farmers in town for their traditiona­l Christmas shopping might take a break from the retailers and invest in a parcel of good, fattening ground.

MULLINGAR FARM

The third farming property Mr Murtagh is hoping to dispose of before the arrival of the man in the red suit is a 70ac non-residentia­l farm at Walshestow­n, Mullingar. The sale is guided at €350,000 or €5,000/ac.

Located within 4km of Mullingar the holding is 275m off the Ballinacar­gy to Mullingar road. The property comes with a number of farm buildings and a livestock yard.

Approached by a tree-lined stud railed avenue the farm is laid out in five fields divided by traditiona­l hedgerow. It is mainly in grass with 11ac in forestry planted 25 years ago and ready for thinning.

Mr Murtagh says the place has potential on a number of fronts. Given the shared avenue it might be possible to get planning permission for a dwelling, the land is in the main good fertile ground while the forestry will offer income possibilit­ies.
