Versatile Kilkenny farm for €12k/ac

IN ONE of the late auctions of the year Joe Coogan is bringing for sale 50ac of top quality ground at Trenchards­town, Tullaroan, Co Kilkenny. The property comes with a cattle crush and cattle handling facilities and will be guided at €12,000/ac.

Located 3km from Tullaroan village and 13km from both Freshford and the M9 the property is 18km from Kilkenny City.

The land is laid out in 10 fields in permanent pasture each with a water supply that comes from piped and a natural source on the land.

The holding is divided by a tarred cul-de-sac road and according to the auctioneer there is potential for sites on the ground given the requisite planning permission. The land is elevated and picturesqu­e.

The property can be sold as an entire or in lots with the first lot consisting of 27.42ac, with a cattle crush and holding pen. The second lot is made up of 22ac and is situated directly across the laneway from the first lot.

It is described as having excellent site potential with magnificen­t views overlookin­g Tullaroan village and surroundin­g countrysid­e. Planning permission was granted for a dwelling on this 22ac parcel at one time.

The entire 50ac parcel makes up the final lot. Auctioneer Joe Coogan describes this as a particular­ly fine piece of ground set in strong farming countrysid­e.

“The farmland at either side of it is in tillage, which is a good indication of the quality of the land,” he said. “It’s situated in a lovely private country setting with good tarmacadam laneway access to public road.”

The property will be sold by public auction on Friday, December 15 at 3pm at the auction room, Ballycomey House, Castlecome­r.
