Newhaggard exceeds guide by €30k
A 39AC residential farm with portions at Newhaggard, Trim and Killaconnigan, Ballivor, sold in lots at auction last week, making a total of €608,000, exceeded its guide by almost €30,000.
Located 2.5km from Trim, 10km from Summerhill and 15km from Navan, the property consists of a well-kept, three-bedroom bungalow, a garage and a workshop.
An 11.5ac parcel adjoins the house and with good road frontage, it is laid out in two fields with a haybarn and lean-to, two loose boxes and a cattle pen and crush.
At auction, Thomas Potterton got proceedings under way, offering the house on 0.66ac. The lot attracted one bid of €200,000 where it held. The Trim auctioneer then turned his attention to the 11.5ac parcel, which opened at €70,000 and two bidders drove the price to €95,000 where it was held.
With €295,000 on board, Mr Potterton put the two lots together forming a 12ac residential property. When it opened at €296,000, two bidders contended in bids of €1,000, €2,000 and €5,000. At €337,000, the auctioneer consulted with the vendors and the property was put on the market. It sold at that price to people from the general locality, with farming and agricultural contracting interests.
A 16.5ac piece located 2.5km away at Newtownmoynagh was next to be offered. All in grass, the land is on a cul-de-sac adjoining Trim Golf Club.
This opened at €100,000 and with three bidders in action, the price on offer reached €180,000. The place went on the market at that and two bidders remained interested until the hammer eventually fell at €185,000 and an adjoining farmer won the day.
The final piece to be sold was a 10.5ac parcel located at Killaconnigan, 3km outside Ballivor. The grazing land has plenty of road frontage and is bounded by a stream.
At auction, the bidding opened at €50,000 when four interested parties showed cause. In a marathon session marked by small increments, the place eventually went on the market after 15 bids brought it to the princely sum of €85,000.
It took a further 10 bids to add €1,000 to the price and at €86,000, the hammer fell in favour of a family with farming interests.
