Vendors of stud farm on ‘best of land’ seek €1.15m

- JIM O’BRIEN

SOME lovely stud farms have found their way on to the market in 2017 where there was a real appetite for them and good prices paid.

Ballybaun House and stud at Rathnure, Enniscorthy in Co Wexford is one of the nicer small stud farms to feature. Extending to 42.5ac the holding includes a fine period house in excellent condition along with top-class stable and equestrian facilities.

Located 16km from Enniscorthy and 19km from New Ross, the stud farm is for sale by private treaty with a guide price of €1.15m

The period house extends to approximately 2,799 sq ft with accommodation that includes a large reception hall with an elegant staircase leading to the first floor. The reception rooms include a comfortable drawing room with a marble fireplace and a bar area adjoining. There is also a dining room and a lounge or family room that is linked to the kitchen. The fullyfitted kitchen comes with tiled flooring and a marble worktop while other ground floor spaces include a guest WC and a cloakroom.

The accommodation on the first floor is finished as impressively as the ground floor and includes a fully-fitted family bathroom, three spacious bedrooms and a master bedroom suite with large ensuite facilities and a walk-in wardrobe.

There is a small apartment suitable for staff accommodation located to the rear of the main residence. The space is complete with a kitchen/ living area, one bedroom and bathroom.

The equestrian facilities at Ballybaun Stud are second to none. The yard is typical of the best of neat stud farms well laid out around a courtyard of 14 loose boxes. The facilities include an excellent indoor sand menage, four extra loose boxes for mare and foal with a four-bay machinery shed and a hay barn to the rear of the main yard.

A large sand arena is accessed from the courtyard while other facilities include sheds and storage areas with an office located above the courtyard.

The lands extend to 42.5ac of good Wexford grazing lands, laid out in a series of well-managed fields with easy access to and from the main yard. The fencing is made up partly of stud-railing and partly of mature hedgerow.

The place is described by Phillip Guckian of Sherry FitzGerald Country Homes as a beautiful equestrian farm located on the best of Wexford land.

Enniscorthy auctioneers Sherry FitzGerald O’Leary Kinsella are joint agents in the sale.
