Meath bonus as Oldcastle, Kells farms sell for over asking prices

LAST week saw the auction rooms get a little busier with some sales lifting the gloom of the recent weather. Among those to sell was a 52ac residentia­l farm at Tubrid near Oldcastle in Co Meath. The property sold in four lots comprising a traditiona­l cottage on 6.12ac, a parcel of 24ac of good grazing ground, an adjacent parcel of 12ac and a smaller parcel of 9.3ac. In total the place made €423,000 or just over €8,000/ ac and exceeded its guide by €93,000.

The small cottage with the first lot is in need of refurbishm­ent and set on 6.12ac of land while out of doors there is a two-column haybarn. This sold under the hammer for €122,000.

A 24ac parcel of elevated and dry grazing ground was next to be sold. Located near the cluster of Megalithic tombs around the Slieve na Caillaigh hills at Loughcrew, this parcel of land was sold for €167,000. Adjacent to it, a parcel of 12ac sold for €62,000. Around the corner in the townland of Ballinrink is the final parcel. Extending to 9.3ac this piece is described as good decent grazing ground that’s fine and dry. It sold under the hammer for €72,000.

Both parcels of land and the house came for sale with an overall guide of €330,000. The auction at Raymond Potterton, Navan last Tuesday saw the price paid exceed the guide by a very substantia­l €93,000 — or 28pc.

At the same auction Mr Potterton handled the sale of a 10ac residentia­l holding at Oristown Kells. The property includes a derelict house and grazing ground located 6km from Kells and 13km from Navan.

The dwelling is located at the back of the property sur- rounded by mature trees while the land has extensive frontage with its own entrance to the R163. According to the auctioneer­s, the parcel has obvious potential for the building of a house or houses subject to the necessary planning permission being granted.

The property opened at €100,000 and with up to four bidders in the field it went on the market at €180,000 and sold for €200,000.
