Kildare land with ‘hope value’ for €10,000/ac

THE farms of 100ac and more just keep coming on the market, many located in the environs of the Pale.

Among these substantia­l holdings is a 108ac farm at Clonguiffe­n, Longwood in Co Meath. The lands, along with the semi-derelict Clonguiffe­n House, are coming to auction with a guide price of €10,000/ac.

Located 4km from Enfield, 14km from Kinnegad and 50km from Dublin, the farm is described by selling agent Willie Coonan as superb land in good heart. It enjoys 2km of road frontage and river frontage on to the Blackwater, a tributary of the Boyne.

The house, of Victorian vintage, is in need of renovation but has great potential. A farmyard located close by consists of a haybarn with lean-to and some cattle handling facilities. The land is described as the best of grazing ground laid out in large divisions. Mr Coonan says it is in fine condition having been let to local farmers in recent years and, given its location, could have ‘hope value’ as well as agricultur­al value.

The property will be offered for sale as an entire or in lots. Lot one will consist of the house on c73ac. The land with this lot is described as quality, free-draining ground bounded on one side by the river and on the other by the public road with a portion adjoining the Longwood developmen­t boundary.

Lot two will comprise the farmyard on c35.5ac with road frontage on two sides and river frontage on the north side. The final lot is made up of the entire.

Westmeath At the same auction Mr Coonan is handling the sale of an 83ac organic farm on the shores of the fabled Lake Derravarag­h. It comes with an excellent range of sheds and cattle handling facilities in a sale that is guided at between €500,000 and €550,000.

Located at Streamstow­n, Castlepoll­ard the non-residentia­l farm is 2km from Castlepoll­ard and 14km from Mullingar. The ground is described as top quality land, all in grass and certified organic for the last five years. Modern farm buildings make up the farmyard and the top class fencing provides stud-railed boundaries in a layout that would suit an equestrian enterprise.
