Midlands mixed farm on market for €700,000

A 110AC residentia­l farm at Lacka, Shinrone, Birr is situated in Co Offaly as far as its postal address is concerned, but is actually in Co Tipperary, writes Jim O’Brien.

This detail is of vital importance if you live in a border region and you handle either a hurl or a football.

The mixed farm of forestry, grass and tillage is for sale by private treaty and guided by selling agents, the Brady Group at €700,000.

Located off one of my favourite roads, the N52, the farm is 9km from Birr and 14km from Borrisokan­e in rolling countrysid­e that leads to the foothills of the Slieve Bloom Mountains.

The bungalow residence is described by Mike Brady as a house in fine condition, still inhabited by the owner with accommodat­ion that includes three bedrooms, a sitting room, a kitchen/utility and a dining room.

MIXED FARMING

The dwelling is reached by a farm avenue that belongs to the farm but on which another farmer has a right of way. The owner, who is retiring from farming, has maintained a mixed enterprise here over the years.

A parcel of 25ac is in tillage, 20ac in grass and 64ac in forestry, unusually it is in broadleaf timber.

There are no premiums remaining with the forestry but the plantation is 20 years old and should represent a good investment. Aside from the ruin of an old dwelling there are no farm buildings to speak of.

The farm can be bought as an entire or in lots with the 64ac of forestry guided at €100,000.

The bungalow on 1ac is guided at €150,000 while the 45ac of tillage and grass is guided at €450,000 giving a total of €700,000.

The owner is flexible on the size and the number of lots but, according to Mr Brady, the preference would be to sell the property as an entire.
