Hope value sees west Dublin land hit up to €50k/ac

A 183AC farm at Allenswood, Lucan, Co Dublin, sold on the private treaty market recently, and while reluctant to divulge the final price, selling agents Coonans of Maynooth are believed to have seen up to €50,000/ac paid for the property.

The farm is situated at the forefront of Dublin’s developmen­t territory and while currently used for farming, there is real hope value attaching to it.

Located on the R149 Lucan to Clonee road, the holding is 1.6km from Leixlip, 5km from Lucan and 7km from Clonee.

The new town of Ongar is nearby, while the train stations at Blanchards­town, Luttrellst­own Castle, Hansfield and Louisa Bridge are also close by.

The farm was originally owned by Pritchard Jones, who ran a renowned breeding operation on the property before relocating to the UK. The holding has been farmed to a high standard in recent years.

The farm is laid out in eight fields separated by hedgerow and bounded externally by road and rail line. The original house and yards on about 40ac were not for sale.

Negotiatio­ns

The property was offered in lots that included a 13ac parcel with frontage on to the Lucan-Clonee road and on to the road connecting to Leixlip.

This parcel is also bounded by the railway line.

The second lot is made up of 16ac at the far side of the Clonee Road with plenty of road frontage, while the third lot has frontage on to the Clonee Road and is in four fields, totalling 57ac.

The last lot is the largest at 97ac and this too includes frontage on to the Clonee Road and is laid out in two large grass fields. The final lot is the entire of 183ac.

Following protracted negotiatio­ns, Mr Coonan concluded a deal when the entire was bought in trust in recent weeks by a Dublin solicitor.
