Compact Meath farm fetches €11,800/ac

A COMPACT 43.5ac non-residentia­l farm between the towns of Maynooth and Dunboyne sold at auction last week making €520,000 or €12,000 more than its original guide.

Located at Collistown in Co Meath the holding is 1km off the main Dunboyne to Summerhill road, 8km from Maynooth and 9km from Dunboyne. Described by Eamon O’Flaherty of Sherry FitzGerald Brady O’Flaherty as highly fertile, free draining land all in permanent pasture the farm is laid out in nine good-sized fields with extensive frontage onto the public road.

A parcel of 2ac of mature woodland is located at the centre of the farm consisting mostly of broadleaf trees while a nice mature boundary hedging with many fine specimen trees offers excellent shelter. The holding will need attention in terms of fencing and general husbandry.

Originally on the private treaty market the place was brought to auction last week and over 40 people turned up for the sale.

Bidding opened at €300,000 when four bidders took to the field. The price quickly moved on in increments of €10,000 and €5,000 bids.

At €400,000 Mr O’Flaherty adjourned proceeding­s to consult with the vendor who gave instructio­ns to put the place on the market.

At this juncture a new bidder entered the fray and following some 28 bids the gavel finally fell at €520,000. The successful bidder is understood to be a young local profession­al with farming interests while the under-bidder was a local farmer.

The farm was sold in associatio­n with Sean Doyle Agricultur­al Property Consultant.
