Midland holdings with housing potential

SMALLER farms are continuing to sell on the private treaty market and at public auction. Matt Dunne, the Portarling­ton-based auctioneer, has a number of parcels facing the gavel in the Kildare/Offaly area over the next few weeks.

Among the properties is a 42acreside­ntial farm in Gorteen, Daingean, Tullamore, Co Offaly.

Located 3km from Daingean and 21km from Tullamore, the holding has 23ac of very good grazing ground along with a semi-derelict bungalow while a parcel of 9ac of marginal land with a derelict cottage makes up the remainder.

The presence of the existing buildings should give both sections more than a good chance of obtaining planning permission.

The 23ac of grazing is described as excellent arable land, with mature trees giving good shelter.

It comes with a semi-derelict bungalow extending to 1,000 sq ft and a three-column hayshed. Set in a quiet country location at the end of a laneway, the ground with the semi-derelict bungalow is guided at €215,000. The remaining proportion also comes with a derelict house and its own entrance. A section of 7.5ac planted in Alder has a premium of €1,728 per annum.

The remaining 10.5ac is described by the auctioneer as marginal grazing land.

The derelict house and land is guided at €70,000 while the entire, including the bungalow on 23ac, may be purchased in one lot with a guide price of €285,000.

Matt Dunne describes this compact farm as “ideal for anyone with equestrian interests or who fancies hobby farming”.

The property will be for sold at public auction on Wednesday, October 10 at 3pm in the Keadeen Hotel, Newbridge.

KILDARE TILLAGE AUCTION

On the same day and at the same venue, Mr Dunne is handling the auction of 15.75ac of tillage ground at Ballfarsoo­n, just outside Monasterev­in in Co Kildare. The holding is 1.6km from Monasterev­in and 13km from Newbridge.

Guided at €10,000/ac, the land has extensive road frontage and would be ideal for sites, according to Mr Dunne.

EDENDERRY MIXED FARM

Mr Dunne is also handling the sale of a 45ac-farm at Ballybrack, in Co Offaly. Located 14km from Edenderry, 3km from Derrinturn, 1.5km from Killina National School and adjacent to the Bord na Móna facility at Lullymore.

Guided at €400,000, the land is all in grass and is said by Mr Dunne to have “good secondary road frontage”. There could be a possibilit­y of one or two residentia­l sites, subject to obtaining the required planning permission.

The holding is being offered for sale in two lots. With the first extending to 15ac and comprising of good arable land, it is guided at €150,000 or €10,000/ac. The second portion extends to 30.88ac in grass with c.3ac of commercial bog. This latter parcel is guided at €250,000 or €8,000 per acre.

The entire is well fenced, sheltered and has water supply from the River Abbeylough. It will be sold at public auction at the Keadeen Hotel, Newbridge at 3pm on Thursday, October 11.
