Kildare land hits €25,000 per acre

A 69AC farm at Grangebeg, Dunlavin in Co Kildare sold in two lots under the hammer of Phillip Byrne of Coonans last week. A 4ac parcel made €100,000, or €25,000/ac, while the remaining 65 acres made €560,000 or over €8,000/ac.

At auction, the 4ac lot, described by Philip Byrne of Coonans as a lovely roadside field, opened at €45,000 and with three bidders in the chase, it went on the market at €90,000. The three keen customers stayed with the sale until the hammer fell at €100,000. It is understood that the buyer is not a farmer.

The 65ac parcel is made up of good quality free-draining land with plenty of road frontage on to a secondary road between Dunlavin and Ballymore Eustace.

It opened at €450,000, went on the market at €560,000 and sold at that. It was bought in trust by Newbridge auctioneer Paddy Jordan.

Kilcullen farm auction

Also last week, Coonans handled the sale of a 23ac parcel of ground located just outside the village of Calverstow­n about 6km from Kilcullen and 15km from Newbridge. It sold under the hammer making €315,000 or almost €13,700/ac.

It comes with generous road frontage on to the public road and the lands are described as the best of tillage ground suitable for any farming purpose.

“This is a smashing piece of ground with lovely hedgerow and lovely stands of trees,” said Mr Byrne. At auction, bidding opened at €200,000 and brought three bidders with it. The holding went on the market at €275,000 and sold to a local landowner for €315,000.
